One 90 Design-Build Process
One 90 Construction works in collaboration with Llano Designs, a licensed architectural practice, to coordinate the design and construction process from early planning through completion.
Every project is different, but our process is structured to bring clarity from the first conversation through final completion.
Step 1 — Discovery + Project Fit
We begin with a conversation about your property, goals, budget range, timeline, and overall scope. This helps us understand the project clearly and determine whether design-build is the right fit.
Step 2 — Existing Conditions + Feasibility
For renovations and additions, we document existing conditions, review zoning and permitting constraints, evaluate structural or site concerns, and identify early risks. As part of the design process, we collaborate with Thru your Lens. For new homes, we review the lot, access, drainage, utilities, setbacks, and construction logistics.
Step 3 — Concept Design + Budget Alignment
The design is developed with real construction input from the beginning. As the concept evolves, we review major cost drivers such as structure, building envelope, openings, finishes, sitework, mechanical systems, electrical systems, plumbing systems, and specialty features.
Step 4 — Design Development + Selections
We refine the layout, elevations, materials, systems, and interior direction. Key selections are coordinated early so the construction documents, pricing, and schedule reflect realistic decisions.
Step 5 — Construction Documents + Permit
The project is documented for permitting, consultant coordination, pricing, and construction. We coordinate drawings, specifications, engineering, and required submissions so the project is ready for municipal review and construction planning.
Step 6 — Pricing + Construction Agreement
Once the scope is sufficiently defined, we prepare construction pricing and review allowances, exclusions, assumptions, alternates, and schedule. The construction agreement clearly defines the construction scope, cost structure, and responsibilities.
Step 7 — Procurement + Preconstruction
Before mobilization, we coordinate vendors, subcontractors, long-lead items, shop drawings, site logistics, insurance, inspections, and schedule. This reduces avoidable delays once work starts.
Step 8 — Construction + Project Management
During construction, One 90 manages the field, subcontractors, inspections, schedule, cost tracking, owner updates, changes, and quality control. Design questions are resolved with construction impact in mind.
Step 9 — Completion + Closeout
At the end of the project, we review punch list items, final inspections, closeout documents, warranties, maintenance information, and turnover.
